This course is designed to provide participants with a comprehensive understanding of 1031 exchanges, a critical tool for deferring capital gains taxes in real estate transactions. 1031 Exchange - Intro to Expert begins with an introduction to the instructor's background and the course's purpose. It then delves into the essentials of capital gains, including what they are, how they're taxed, and strategies for deferral.  Participants will gain a historical and regulatory overview of Section 1031 of the Internal Revenue Code, setting the stage for a deeper exploration into deferred 1031 exchanges. This includes an examination of the requirements for deferral, the exchange process, the role of a Qualified Intermediary (QI), and how to select one. The course also covers specialized topics such as reverse and improvement exchanges, utilizing an Exchange Accommodating Titleholder (EAT), and navigating complex issues like property identification, ownership challenges, related party transactions, and reporting requirements. A case study of a complex exchange from inception to conclusion provides practical insights, and the course concludes with a Q&A session, allowing participants to clarify doubts and expand their understanding. This course is an essential resource for anyone looking to deepen their knowledge of 1031 exchanges, from beginners to seasoned professionals in the real estate industry.
